Municipal Services:
Air Resources - A search to determine if any department of air resources violation exist. The current status of fuel burning and compacting equipment.
Bankruptcy - Federal Bankruptcy court records of both individual and corporate names. Copy of bankruptcy dockets and proceedings, copies of the report showing status and/or discharge are also available.
Building Violation search - Housing department and building department records for all pending violations of the local building code. The state's multiple dwelling law. Note: Some of these violation can be impairing.
Certificate Of Occupancy - A search of the last certificate of occupancy of records, any subsequent plans filed that either change or propose to change the legal use of the premises if a certificate of occupancy was never issue. The legal use as determined by plans filed with the buildings department and any other department which may have jurisdiction and effect the legal use will be reported. If a certificate of occupancy is not on file said abstract will include information from other municipal agencies and assessor's office.
Copy Of Plans - A search to obtain the blueprint plans filed within the buildings department.
ECB Violation - Any liens in default of judgement status including liens with various city agencies.
Emergency Repair Search - Municipal records which would show any repairs or services to said property of an emergency, where property owner was negligent in responding to the cost of repairs of services provided are the responsibility of the owner. And if not paid will become a lien.
Final Survey - A search to obtain the final survey filed for said property within the buildings department.
Fire Violation Search - A search to obtain the final survey filed for said property within the building department.
Flood zone report - A flood zone report or flood zone hard certificate using the federal flood insurance rate maps to determine the classification of the particular site.
Fuel oil permit - A search of the fire department records for any existing fuel oil permit, permit including the permit number, capacity of the current oil tank and current status of the annual fee.
Health Search - A search of the city local county records for health code violations.
Highway Violation - A search to determine if sidewalk violations exist (notice of violation, violation number and date of violation.
Housing Registration Card - Obtain copies of housing registration cards.
Street Report - Status report of legal street opening and the dimensions of said street.
Street Maintenance - A determination of maintenance responsibility (public or private.)
Water Dept Search - Water history report including any violation.
Tax Services:
Assessor's Information - A full report based on the records filed in the assessor's office which may include the date of construction assessed valuation, record owner or other pertinent information.
Copies Of Redemption Statement - Redemption statement includes all taxes due and payable to the county or incorporated village.
Copy Of Tax Bill - A copy of the current tax bill against said property.
Payment Of Tax Bill - Current and local tax records, the existence of tax liens and to include current taxes due or paid. Payment can be make through J & T for current and past-due taxes.
Tax Continuation - A search of local records to check if recent taxes or liens have been paid up to time of closing. Also includes interest and other penalties due and payable up to a given date.
Tax History - State department of finance printout with current information by tax block, lot or parcel. History contains such information as real estate tax, frontage meter charge, and other tax assessment. It also shows over payments, credits, cancellation of assessment, abatement information and lien information.
Tax search - A search of county and local tax records to ascertain the existence of tax liens and to determine the current status of payment.
Title Services:
Liens & Judgement - List of recorded liens, tax certificates, and claims against said property.
Current Owner Search - identification of the actual owner of the said property.
Purchase Price/Date - Reveals what the current owners paid, seller information and deed document details.
Legal and vesting - Fully typed property legal description with official county stamp of recording APN number and parcel information.
